Atmosphere has taken extra care in the pricing of its luxury Residences. We pride ourselves on having built one of the best resort-living developments in the Philippines. The location and resort facilities make for key elements in the computation of the pricing as follows:

  • Penthouse - 205 square-meter ------------------------------------- PHP 12,999,999.00
  • Deluxe Apartment - 102 square-meter --------------------------- PHP 6,999,999.00

A discounted rate of 10% is given for pre-construction sales.












Atmosphere's Payment Schedule closely follows the system of interim payments laid out by the Joint Contracts Tribunal in the British construction industry. This system is a hard and fast method that monitors each payment made, transacted solely by the lead architect and the project manager. For the Residences, the payment scheme is as follows:

  • An initial down payment of Philippine pesos 500,000.00 upon signing of the reservation letter
  • A subsequent payment, on commencement of construction, of 30% of the total apartment cost. This encompasses the initial down payment.
  • Subsequent payments of 12% of the total apartment cost to be paid every 2 months for a total of 5 payments.
  • Final payment of 10% of the remaining total apartment cost upon key handover

At the beginning of construction, a copy of the approximate schedule for payments will be handed over to the buyer for proper recording and financial planning. As soon as a milestone is met, substantiation through photographs will be sent to the buyer for verification purposes two weeks prior to an upcoming payment schedule.











The Residences will use a pooled occupancy method in computing the income generated from the rent of the residences. This will ensure fair and equal sharing among all apartment owners, and will guarantee an evenly distributed investment return.
The pooled rental system essentially means that calculations are based on the total rental income of all apartments in a given period, regardless of the actual rental occupancy of any specific apartment. This scheme guarantees a proportionate share for each unique apartment owner, not counting the days when their unit is with or without occupancy.

An owner is automatically exempted from the rental pool at the select time of his/her use. Thus, when an owner is in residence, he/she cannot benefit from the pooled rental income. The benefits of this revenue structure are as follows:

  • It is a win-win strategy for all apartment owners
  • It is the fairest profitability sharing method
  • More benefit is given to apartment owners who use their units sparsely
  • It presents a substantial revenue for owners intending to purchase solely for investment purposes
  • It allows the apartment owners a year-round access to their unit not counting the amount of time they are in residence.
  • It encourages apartment owners to plan their holidays ahead of time and to consider the peak and off-peak seasons for their own benefit

The pooled rental has been devised by Atmosphere's management team for the purpose of giving apartment owners the opportunity to gain a return of their investment. It is a sure-fire method of generating legitimate income from their investment without the associated difficulties of operating a business. Atmosphere saves you the trouble of operating and managing a real time business and gives you the potentially steady supply of revenue generated from your very own private luxury apartment in an exotic tropical paradise.

When British couple Janet Parker and Paul Dale visited Atmosphere in July, they were lucky enough to get the Divemaster to themselves a lot of the time, and it surely paid off. Janet is a keen underwater photographer, and despite some strobe-issues, she captured most of our critters during her two weeks of diving.

Even though we are not opening our new Spa until December 1, many of the buildings and features are already in place. The main building is rising up behind the bamboo fence, as are the four massage pavilions. The circular pool, as well as the streams, waterfalls and the landscaping are well on their way. Football World cup - also in Atmosphere!

IWhen we realized in the first week of June that the Football World Cup would be on television, but not on any of our cable channels, a frantic few days followed while we got the cable-tv company to set it up for us and a projector and big screen installed in the bar. Many of us were seen bleary eyed in the mornings, since most games were played around midnight our time! Visitors from other resorts also came to enjoy the games, drinking beer and betting on the results.

Atmosphere now speaks German and Swiss!

In May Atmosphere welcomed a new full time instructor to the dive team, Cornel “Windy” Windhofer, from Switzerland. He has previously worked in Boracay in the Philippines and will now trade in his ski jumping (yes, it’s true!) and snow boarding for coral reefs. Under water, Cornel is still hoping to see a mermaid, but in the meantime he loves looking at seahorses. Our Swedish instructor Ulrika will still be teaching when we get busy, but has moved from the dive shop to a position as Brand and Innovation manager with among other things web marketing, PR and communication on her table.
